What it is
A tool to record the condition of a rented home with a date and send it to the landlord. Taking the photos, sealing them and sending the link is free.

What it proves and what it does not
It shows that these exact photos existed at the server time shown, that the link was sent and what the landlord answered. It does not prove what a photo shows or where it was taken. It is supporting evidence: how much weight it carries depends on the case and on whoever decides it.
Not legal advice
We are not lawyers or notaries and we do not replace a signed inventory or check-in report. We do not promise you will get your deposit back. If there is a dispute, ask a professional, your deposit protection scheme or a tenants' advice service.
What we ask
Upload only your own photos of the place you rent or are leaving. Do not use the tool to deceive, harass or record people. We may delete records used that way.
The service
It is provided as it is, with no promised uptime. If it ever shuts down, we will say so on this page with time for you to download your PDFs. If paid features come later, the price is shown before you pay and what is free today stays free.
The PDF and the payment
Taking the photos, sealing them, sending the link and the record page are free. The PDF with the photos costs US$3 per record, one card payment, no subscription. The charge is made by MenuNode LLC through Stripe, which processes the card; we never see its details. If the PDF could not be made or did not help you, write to hello@depositseal.com within 14 days and we refund it in full. Records sealed before 22 October 2026 at 16:00 UTC keep the PDF free.
Changes
If these terms change, the date above is updated. Records already sealed do not change.
